Our experienced employees have the skills and knowledge to provide these services exceptionally. And they work closely with the owner and architect to ensure that everyone's needs are met. Here is a brief listing of the primary services we offer: Pre-construction Services include conceptual budgets, on-going value engineering, preliminary scheduling, assessing material availability and compatibility, permit expedition, subcontractor bidding, and prequalification. We also identify long lead material and equipment items, and secure procurements. Design/Build The design/build method enables us to Fast Track the construction process, thus reducing the project length. Tri-North's design/build method includes project assessment, project definition and objectives, feasibility studies, design development, and needs assessment. Plan/Spec We complete many projects via the standard construction delivery method of design, bid, build--otherwise know as plan/spec construction--that enables us to be very competitive in all markets. Cost Estimating From preliminary conceptual budgets to detailed cost estimates, Tri-North can provide detailed estimates in many formats/reports. We use sophisticated software that links estimating, job cost, payroll, and other accounting functions. We also identify opportunities for cost savings while maintaining quality through value engineering. Regular updates are made to estimates, from preliminary budgets, to plan/spec estimates, to job cost comparisons. Life-cycle Costing Keeping the annual operation and maintenance costs to a minimum is important to us at Tri-North Builders. We can help identify different means of construction, materials, and/or designs of both design/build and plan/spec projects that can save money. It is our goal to help you save money both in the construction phase, as well as throughout the life of your project. Project Management Tri-North's project management staff manages and oversees all aspects of a project from pre-construction through post-construction, including cost estimating, material procurement, shop drawing and submittal process, value engineering, project scheduling, cost control, subcontractor bidding and management, construction progress meetings, contract administration, and quality control. Post-construction Project closeout of each project includes the timely completion of all punchlist items, and the deliverance of up-to-date operation and maintenance manuals and as-built drawings to the owner. Tri-North and its subcontractors will perform equipment start-ups and on-site training.
